Rachel Forster increase?

The developer wants to increase the maximum gross floor area from 13,846 square metres to 15,972.4 square metres (up 15.35 per cent), taking the floor space ratio from 2:1 to 2.31:1.

This change is proposed to include 4,790 square metres of affordable rental housing, an additional 60 units (up 34 per cent from 158 units) and increase car parking from 138 to 171 spaces (up 24 per cent). The extra floor space will be achieved by increasing the height of Buildings B and C from four storeys to six storeys.

The developer also proposes to modify the building appearance and facade design and introduce neighbourhood shops and food and drink premises to the Pitt Street frontage.

The developer wants to increase the size by applying the Affordable Housing SEPP provisions prohibited for heritage sites. The affordable housing would be guaranteed for 10 years and managed by an affordable housing provider but could be sold after this time.
